A five-story, 170,000 square foot, steel framed speculative office building. Lateral stability is attained by using concentric braced frames in each direction.

This was our first building completed using Building Information Modeling (BIM). The main effort for this building was to share our building model directly through a CIS/2 file with the fabricator/detailer. After linking our analytical model to our structural BIM, we were able to adjust the model during the design process to frame the building exactly as we expected it to be built. Changes included modifying the top of steel in depressed and sloping areas, and adding miscellaneous framing that was not originally in the analytical model but was included in the design loads.

The architectural fins at the front and rear of the building along with the curved rotunda were designed outside of the link to our analytical model. We modeled these portions by hand in BIM. Although the architect was also working in BIM, interference detection was not used.
